A NEWLY BUILT LUXURY HOLIDAY RETREAT IN ANTIGUA
THE PROJECT
Villa Papillon is a newly built luxury holiday villa perched on the tip of Reed’s Point on the South-West coast of Antigua. Completed in February 2022, the villa was a passion project for London-based interior design and architecture studio Ward & Co, which oversaw the complete construction and interior design of the villa. Ward & Co approached Extreme for the villa’s open-plan kitchen following the completion of several successful collaborative projects in the UK.

The Villa Papillon project was a finalist in the 2023 International Design & Architecture Awards in the category ‘Luxury Residence Americas’.

Villa Papillon is the ultimate destination escape, an eclectic six-bedroom home that blends the classical elements of British colonial architecture with warm tones synonymous with the sand and sea. The property boasts sensational panoramic views, overlooking St. Kitts and Nevis, Pearns Point and the entrance to renowned Jolly Harbour. This breath-taking location and Caribbean scenery is reflected in the interior design which feels welcoming, characterful and celebrates the energy and spirit of the Caribbean. Ward & Co adopted a calming neutral base palette, layered with pops of eye-catching artwork, natural materials and tactile fabrics, in a requisite nod to the island’s sublime golden beaches.


The first floor comprises a reception room leading to the open-plan kitchen. Extreme Design worked closely with the principal interior designer, Sarah Ward, to realise the design of the kitchen, featuring informal and social breakfast bar dining to capitalise on the property’s stunning ocean views. The cabinetry is a soft, neutral shade, matched to Farrow & Ball – Old White No.4 to follow the interior design scheme for the property, contrasted with accents of rustic locally sourced timber and antique brass lacquered handles by Armac Martin. Continuing on the first floor is outdoor dining for 12 guests, a media room and a home office with views to inspire.



The ground floor features the very best in entertainment space, including a capacious 3,500 sq.ft. terrace complete with infinity pool, outdoor kitchen, BBQ, bar, shower and chillout area shaded from the afternoon sun by a pergola. Working with a local landscaping expert, Ward & Co sourced and planted local shrubs including avocado, lemon, mango and exotic orange ‘flame’ trees to add more privacy, making it the perfect outdoor area come day or night.
Elsewhere, each of the villa’s ensuite bedrooms has its own private access and balcony, king sized beds with monogrammed Egyptian linen and towels by Draper London, elegant fittings, and adjoining bathrooms clad in Fired Earth tiling and sanitaryware. The villa’s master ensuite boasts arguably the finest bathroom views to be found in the Caribbean, its vast tub offering boundless views to soak away the day.
